Hardwood floor polishing

Anyone done this before? Our hardwood floors are starting to look dull and probably need refinishing. I'm not sure if this will require sanding, polishing, waxing, all of the above, ect...



Any info or links on where I can get info will be greatly appreciated. Thanks.

It may be worth your while to hire a professional floor polisher. Of course you need to find someone who has been established for a long time and guarantees his work and is willing to give references. There are too many guys running around in old station wagons who do terrible work.



However... the right guy will sand and multi coat your floors with polyurethane so that you will never need to polish them again. The prices are fairly reasonable too, we had our dining room done last year and it cost about $500 for a 16x16 floor. It was well worth it.
 
we had our entire ground floor done recently. it was sort of a mess but they did an excellent clean up. The floors look fantastic...much better than the job done by the original installer.



Mistake: Some areas had not gone all the way thru to the wood and he suggested just scuffing those areas and applying a few fresh coats. While the glossiness is fine, this technique made existing scratches (not removed since not sanded back to bare wood) much more apparent. we were not real thrilled with this and would not go that route again.
